Estimated true price
A robust percentile of active price-per-sqft, corrected for systematic price reductions seen in listing history. Confidence rises with sample size and the volume of price-history points.
Demand & liquidity
Demand reflects engagement signals per active listing; liquidity reflects the rate at which listings convert to closed deals. Both are 0–100 scores normalised across the platform.
Prediction accuracy
Every deal-conversion prediction is logged before its outcome is known, then graded directionally against the confirmed won/lost result. We publish the figure only once 30 predictions have matured.

Live Nelkins listing database, price history, and closed-deal signals. Prices reflect listed (not transacted) values unless stated. Refreshed continuously.
Methodology
Index scores are model-derived and aggregate across the platform. They are starting points for analysis, not unit-level valuations.
