The Springs Sale Price Index
This index reports completed, DLD-registered sale prices in The Springs — not asking prices. It publishes figures only once at least 20 dated sales from the last 12 months are on record (currently 0). Until then there are no numbers here, by design.
Method, source and limits
- Source: Dubai Land Department sale contracts retrieved by Nelkins Properties for properties in The Springs (Springs 1–15).
- Period: the 12 months ending on the update date (26 October 2025 – 26 October 2026).
- What counts: the latest registered sale per DLD property, counted once even when Nelkins holds more than one record for it, with a readable price of at least AED 10,000 and a contract date in the period. Bedroom counts come from Nelkins' property records.
- Excluded this period: 178 contracts with no readable date and 4 dated outside the period.
- Limits: this covers the properties Nelkins has looked up, not every Springs sale, so it can lean towards the villas Nelkins works with. Condition, upgrades, plot and position are not adjusted for. Use it as a reference point, not a valuation.
- Privacy: no buyer, seller, address or unit is published. Groups under 5 sales are withheld and figures are rounded so no single sale can be identified.
- Updated: recalculated daily from the latest records.
